Project Description

An office building feasibility study:- 50,000 m2, 6 stories high, which had planning approval,  the site plan and envelope profile was determined.

To review and improve the design efficiency, floor layouts, cladding design and construction techniques. To apply technologies to get the most efficient method and cost of construction to the British Council of Offices office accommodation design standards. The building had to be fully building regulations compliant and to achieve a BREEAM rating of Very Good.

Design

The plot achieved a net to gross ratio of 84% and was below average area construction values for similar buildings. All feasibility information was collated and issued initially as a RIBA stage C package for commercial assessment and then reissued as a stage D package. DJADS designed floor layouts and combined cladding with integrated services along with options for reception area and lift lobbies.

The project did not progress due to the 2008 financial crash and the site was sold to another company.
