The clients owned the ground floor and basement duplex of an early 19th century listed property, with the kitchen and living room on the ground floor and the 2 bedrooms within the basement. The brief was to create both an additional social space that would increase the amount of social activities and allow better access and enjoyment of the garden. The basement bedrooms were re-planned to be feel more spacious with a new 2nd ensuite bathroom, more discrete storage and increased internal daylight levels.
The planners would allow changes internally but did not want a dining/ garden room extension at the rear of the property as none had been originally built. The solution was to create a link corridor to connect to a new detached large room, which had a flat sedum roof and was glazed front and back.
Though the initial proposal was refused by the Planning authority, DJADS demonstrated layouts and details that the rear full height large ‘detached’ new building would not damage the original character of the listed building, the application was approved.
