Originally a single property a shop premises with two floors of residential use above. DJADS was commissioned to create two separate dwellings:- A three storey upper 3 bedroom maisonette and a lower two storey 2 bedroom maisonette.
The planning was separated into different applications so as to utilise permitted development rights which would have been void if the whole project had been applied for in a single application.
The new lower maisonette: – created out of a ground floor and an unusable 1600 mm low ceiling height basement.
The planning application was resisted by the Planning authority but was granted approval following submission of daylight penetration studies and quality of occupation studies.
The old shop and basement with dingy back yard were transformed into an open airy two bedroom apartment with large living areas and an external patio with a living green wall, without having to excavate down.
